1. How does the home-selling process work?

After you contact us, one of our Real Estate Solution Specialists will contact you quickly (usually within 24 hours) to discuss specifics about your property. We will research the property to learn additional information and then speak with you about the details. We will schedule a date and time to meet with you at the property to look at it and make you an offer. 

2. Are you realtors? 

No. We are professional home buyers who make investments in real estate. Real estate agents list and show property to potential home buyers hoping someone makes an offer to purchase. Unfortunately, it usually takes 3-12 months for most houses to sell; not to mention you will continue to have mortgage payments, taxes, utilities and insurance payment due while waiting to sell. Typical buyers do not have cash to purchase a house outright, so they apply and wait for bank-financing. Sadly, sometimes offers are made and bank-financing falls through...Then the home owner has to begin waiting again for the next offer to be made.

Real estate agents are also paid commissions during the sale of the property; usually 3-5 % of the sales price (which is deducted from the home-seller’s proceeds at closing). If you are not interested in waiting months to sell your home, paying agent commissions, repairing and cleaning your home for showings, maybe our service is the right solution for you.

3. What will your service cost?

Our service is free to you. We do not charge fees to discuss your situation, make you an offer or to buy your home. 

4. Will the house be listed on the MLS or will you buy it directly?

No. We do not list houses on the MLS since we are not real estate agents. We are Real Estate Investors who purchase home that meet our buying criteria. In some cases Angel Light Property Solutions will repair and resell the house. In other cases we repair and rent it or partner with other Real Estate Investors to have it purchased quickly for you and repaired before resell. 

5. Do you offer fair prices?

Often, we find and buy houses that are below market value. This lets us make a profit after repair and resell. It allows us to make fair cash offers to home sellers based on current property value and potential profit. We seek to create win-win situations for everyone involved. Because we do not require you to fix up property, pay closing costs, pay real estate commissions or do a big clean-up job, we can ease the stressful burden of owning property you want to sell fast for an offer that is reasonable and fair based on the home’s condition. The offer is based on the amount of risk we assume for repairs and the amount of time needed to have repairs completed before resell…In most cases, we can make you an offer within 24-48 hours.

6. How is the offer price determined?

We strive to be very transparent in the offer-generation process. We do our best to create a price that will be fair for you and us. Our goal is to create a win-win result. We take into consideration the condition of the property, its location and estimated cost of repairs when calculating and determining your offer. 

7. Is there any obligation when my information is submitted? Is my information kept confidential?

We let you decide whether you want to continue with the sales process after speaking with us about your house, allowing us to see and review the property, or after we make you an offer. You are not obligated in any way. The decision is totally up to you. Additionally, we value your trust in us and keep any information you share with us confidential. Occasionally, property information may be shared with our work associates for business purposes only. We will not sell your information.
